A model is not yet evidence
A point cloud records captured surfaces. A BIM model organises selected elements into spaces, walls or building systems. It becomes a maintained digital representation only when changes and associated information are reliably updated. Connecting live sensor readings is a separate task.
Geometry does not establish verified material composition, energy consumption or carbon emissions. Nor does a scan automatically deliver ESG compliance. Applicable reporting obligations and assessment methods must be established separately.
Build a traceable data chain
Start with a specific question, such as the energy consumption of a leased unit. Give the unit a stable identifier and agree the area definition. Then connect the relevant meter, reporting period and original records.
For every indicator, retain the inputs, calculation, units and approval. If a meter serves several uses, document the allocation. An accurately modelled floor area cannot correct an uncertain allocation of consumption.
Example: replacing part of a façade
In an illustrative renovation, the model locates the affected façade areas. Product types, delivery records and environmental information come from procurement and specialist design. An environmental calculation additionally requires a defined method and suitable datasets.
Record both removal and the actual installed condition. Mark estimated quantities and replace them with checked values where possible. This makes the distinction between established evidence and unresolved questions visible.
Define a useful first assignment
Begin with one building or component package. Agree the required fields, evidence, quality checks and handover format before capture. Also decide who will maintain the information afterwards.
- Distinguish measurements, calculated values and assumptions.
- Record sources and the period of validity.
- Keep approvals and subsequent changes traceable.
- Review reporting questions with the responsible specialists.
