Turn the use case into a survey brief
For a floor refurbishment, the design team may need room geometry, openings and relevant services. An initial option study does not necessarily need every fixing, material or maintenance record. A clear scope makes effort and acceptance manageable.
Agree the areas, objects and required accuracy. Discuss access and occlusions before scanning. Anything that cannot be captured belongs in a gap register rather than appearing as confirmed existing construction.
Check geometry and information separately
Scan registration, modelling and specialist enrichment are different steps. Check both agreement with the captured geometry and completeness of the specified attributes. A wall can be in the right place while carrying the wrong space assignment.
IFC is an open format for structured built-asset information. buildingSMART IDS can express information requirements in a machine-readable form. These support exchange but do not replace an agreed project brief.
Ask for a testable handover
A useful handover includes more than a model file: for example, the agreed point-cloud format, coordinate reference, modelling scope and checking report. The model and its supporting records should refer to the same approved version.
Use a small pilot area to test the actual target software. Can users find spaces, filter properties and relate changes to objects? Expand to further buildings after this practical check.
Plan for the next change
A partition, equipment replacement or change of room use should trigger a defined update process. Responsibilities, checking effort and an ongoing budget belong in the initial implementation.
- Choose a recurring planning or operational question.
- Set a pilot scope and acceptance criteria.
- Test the model in the software that will use it.
- Assign ownership of updates and approvals.
